Tuscan Farmhouse with breathtaking views situated amongst vineyards and olive groves in a peaceful yet accessible setting, only a short drive from the city of Florence.
This property underwent a complete restoration in 2002, which focused on renovating the facade of the property as well as improving the energy efficiency of the whole property. The house measures approx. 400 m2 distributed over two floors, plus a small wine cellar complete with fermentation tanks which is underneath the house. The lay-out of the property is as follows:
The Ground Floor consists of a spacious open-plan living room which is divided by two characteristic arches. Open-plan lay-outs are very hard to find in traditional Tuscan farmhouses which typically have many small rooms. The ground floor of the property offers a comfortable lay-out designed for today's living requirements. The lounge area is on one side of the house which also gives access onto a covered loggia perfect for outdoor dining, and the kitchen and dining room are situated on the other side of the house and in between there is an entrance hall which also gives access to the first floor. The dining room features a large authentic fireplace which would have been originally used by the farm-folk to roast meats and cook. Although still functioning, the fireplace today serves more as a feature piece which gives authenticity to this traditional Tuscan farmhouse. The ground floor also offers a spacious kitchen, various storage rooms and a double bedroom and bathroom.
The First Floor is accessed via a beautiful stone staircase which dates back to when the property was built over a hundred years ago. There are 7 spacious double bedrooms on the first floor, all of which offer lovely views over the surrounding vineyards and olive groves.
Apart from the quality of this historic villa, the location is the key word when describing this property. There are three beautiful historic towns within 15 mins drive, and the highway which connects Florence with Siena is also very close, meaning both cities can be reached in under an hour. The villa sits in an elevated position surrounded by vineyards and olive groves which belong to a neighbouring estate. The view combines vineyards, forests, olive groves and hill tops towns making the archetypal Tuscan setting.
Gardens & Grounds
The property is set in approx.3.5 ha of its own land, which is composed of landscaped gardens, pool area (currently over-ground pool), olive groves, and a small vineyard.
There is a small barn situated next to the main house that measures approx. 60 m2. It is currently used for storage however it could potentially be converted into a small guesthouse.
The property for sale is located in the comune of Montespertoli in the province of Florence. The closest towns are Tavernelle Val di Pesa, San Casciano Val di Pesa and Montespertoli. All three towns are picturesque and considered places to visit by tourists. Each town has a pedestrianised "centro storico" which offer restaurants, trattorias and various stores belonging to local artisans.
