The Villa
The first floor of the villa has bright and spacious living accommodation, with far-reaching views. There is a large, open plan living room, dining room and kitchen overlooking the mountains and surrounding countryside. Patio doors lead from the sitting area to an ample balcony, with a stainless steel and glass balustrade, providing an extension to the living area for al-fresco dining and enjoying the Sardinian climate.

The private garden has a spacious patio and swimming pool (10m x 5m x 1.5m). There is a veranda with seating and a patio for dining outdoors, with an adjacent barbecue. The extensive garden includes a wooded area, with many relaxation and chill out zones. Outside lighting enhances the evening atmosphere. There is an off road parking space for several vehicles. An additional 2000 m2 of land is available for purchase behind the villa, which could be converted into tennis courts.
Location
The property is situated 12 miles from Olbia's Costa Smeralda airport and ferry port. Situated on the north east coast of the island, there are numerous celebrated beaches within easy reach. San Teodoro's La Cinta, Lu Impostu and Cala Brandinchi are within a 10 to 20 minute drive. Water sports and facilities are an important feature of this beautiful coastline and these include boat hire, sailing, fishing, scuba-diving, water-skiing and windsurfing.
