Unique opportunity to purchase one of the few remaining authentic and traditional family run vineyards of San Gimignano. A vineyard which enjoys one of the best locations in the area, sat upon a hill over-looking the medieval towers only a few minutes walk away from town.
Apart from the possibility to purchase a beautiful property in one of the best locations in renowned UNESCO world heritage site, the estate appeals also as an investment opportunity due to three separate sources of income. Having been managed as an Agriturismo for over 25 years, the property generates income not only from wine and olive oil, but also from the healthy tourist trade in the area.
The estate is composed of five independent buildings resulting in a total floor space of approx. 4000 m2, of which approximately 1070 m2 is residential space. The remainder consists of the wine cellar, storage facilities, utility rooms etc, which are all needed for the running of the farm and the production of the wine and oil.
The grounds of the estate extend over approx. 12 Ha, all of which is connected forming one complete piece of land. Many of the estates in the area have been chopped up and divided over time and some have the inconvenience of having to pass through other owner's lands to access their vineyards and groves. The fact that this estate is intact is a significant advantage.
The agriturismo is composed of six independent apartments each equipped with kitchen/diner facilities. Furthermore there are eight double bedrooms, each with en-suite bathroom. Two of the apartments are currently used by the owners and due to recent restructuring the capacity of the agriturismo is reduced to ten beds rather than the 27-30 bed space of full capacity. Located just across the courtyard is the breakfast-dining area which also serves as a reception area for guests. This building has been beautifully restored using authentic Tuscan materials such as stone, cotto and chestnut beams. The high ceilings and abundance of natural light create an ambience much enjoyed by the guests.
Vineyards & Olive Groves
The medieval town of San Gimignano is not only famous for its beauty and uniqueness, but also for the high quality terroir, from which some of Italy's best wines are produced. The white "Vernaccia" wine was the first wine in Italy to receive the DOCG accolade in 1966. The experts say that the area is able to produce such fine wines due to the sandy-clay soil which has built up into layers over the years, combined with the gradients of the hillsides and valleys, the vines are able to lay deep roots whilst still benefitting from excellent drainage.
The wine-estate we have for sale here sits on its own hilltop and the vineyards slope away to the south of the property. All of the land is connected directly to the main estate. There are approx. 7 ha of vineyards in total ( DOCG + DOC ).
The estate also produces a very good Extra Virgin Olive Oil, from which the olives are harvested by hand from the 3.3 Ha approx. of olive groves.
The whole estate is made up of approx. 12 Ha of land, of which approx. 7 Ha are vineyards, approx. 3 Ha are olive groves and the remaining approx. 2 Ha are prime arable land.
The Wine Cellar & Facilities
The independent Cantina / Wine Cellar is currently equipped for the production and storage of wine. The Cellar measures approx. 170 m2.
This property really does have an enviable location, as it sits atop one of the closest hills to the town of San Gimignano, providing what may arguably be some of the best - closest views of the town and its towers. The estate enjoys an accessible position close to the country lane leading to town, but is also quiet and peaceful, surrounded by vineyards and olive groves on three sides. San Gimignano offers both a long-standing strong tourist trade and is internationally recognised as a prestigious wine growing area. Many historic and internationally famous wine estates are located in the immediate vicinity. The town offers restaurants, shops, banks, pharmacy and a charming weekly market in the square.
